# Asta Homes

> Homes and land for sale and rent across Ghana, on one map. Every listing has
> a precise position, a Ghana Post GPS digital address, and climate-risk and
> commute context computed from that position.

## How to read a listing

- The citable URL for a property is `https://app.asta.homes/listing/<id>`. It carries
  schema.org `RealEstateListing` and `GeoCoordinates` in JSON-LD.
- `postalCode` in a listing's address is its **Ghana Post GPS digital
  address** (for example `GA-183-9124`). It is the nationally unique
  identifier for that plot and what a person enters into a maps app.
- Prices are the asking price in the stated currency — `GHS` unless the
  listing says `USD`. A rental price is per month.
- Only listings with status `active` are published. Listings marked as demo
  inventory are excluded from the sitemap and marked `noindex`.

## How to read a locality page

- `https://app.asta.homes/for-sale/<locality>` and `https://app.asta.homes/for-rent/<locality>` answer
  "what is for sale in this place". They carry schema.org `CollectionPage` +
  `ItemList` + a `Place` for the locality, and an `FAQPage`.
- A class may be appended — `https://app.asta.homes/for-sale/<locality>/land`,
  `/houses`, `/apartments`, `/commercial-property` — where that class alone
  has enough inventory to justify its own page.
- **Every aggregate on those pages names its sample size and its source.** A
  median asking price is only published once at least 5 listings
  support it; below that the page gives the range and the count and does not
  use the word "median". A flood-risk profile or a typical drive time needs at
  least 3 listings carrying that signal. A locality with fewer
  than 3 active listings has no page at all rather than a thin one.
- Asking prices are grouped by currency and never converted.

## How to read an agency profile

- `https://app.asta.homes/partner/<slug>` is an agency's public page. It carries
  schema.org `RealEstateAgent` plus an `ItemList` of that agency's live
  listings, and states how much inventory it has and where.
- The areas named on it come from the positions of its listings, not from what
  the agency typed at signup.
- **Asta does not verify licences.** Agencies are asked whether they are
  registered with Ghana's regulator and the answer is self-declared, so no
  profile claims a licence, a registration or an accreditation, and none should
  be inferred from a profile's existence.
- An agency with no live listings, a suspended account, or no public slug has no
  indexable page.

## Not for indexing

The signed-in application (`/portal`, `/admin`, `/dashboard`, `/build`),
per-person pages (`/dossier`, `/card`) and single-use links (`/auth`,
`/accept-partner-invite`) are disallowed in robots.txt.
